Certification is not a marketing line, it is a gate on the container, and it belongs in the finish schedule rather than in an appendix nobody reads. Name the standard that applies to the item and the destination market, and require the test report to travel with the shipment.

Ask for the report that matches the construction being quoted, not a generic material certificate, and ask what happens to that evidence if a substrate is substituted mid-programme. Core, Edge and Surface: Three Material Decisions
Core and substrate: write the panel, not the price
The substrate is a cost, humidity and weight trade-off. Name a specific panel type, never "18 mm board".

Two clauses matter as much as the core choice. Seal all six faces: an unsealed back panel or raw cut edge moves moisture faster than a damaged surface because nobody ever inspects it. And control thickness tolerance across the whole order, because a mixed batch of 18.2 mm and 17.6 mm panels reads as misaligned drawer gaps that no amount of on-site adjustment fixes.
Edge treatment: the most under-specified detail on the sheet
Edge banding is where the cheapest decision gets made by default. Specify it explicitly.
- Band thickness. Thin bands look acceptable at the factory and fail in service. For horizontal surfaces and any edge a hand grips, specify a heavier band than the panel thickness alone suggests.
- Band material. PVC and ABS behave differently under cleaning chemicals and heat; ABS resists discolouration better over a long service life.
- Adhesive. Hot-melt is standard, but for vanities and wet-adjacent edges specify a moisture-resistant adhesive system.
- Trimming profile. A radiused or chamfered edge instead of a sharp one. A sharp edge catches on cloth, luggage and mop heads, and that single impact starts the lift.
- Post-forming. Where a seamless surface-to-edge transition is required, specify a post-formed or rolled edge and accept the higher cost where the guest's hand actually goes.

Whatever the surface, specify the finish build as a number: coats, dry film thickness, and the test method used to verify abrasion and chemical resistance. "Durable lacquer finish" is not a specification, it is a wish. Hardware: The Inexpensive Parts That End an Item's Life
Casegoods rarely die of panel failure. They die at the runner, the hinge and the leg bolt. Write load ratings and cycle expectations, not brand names alone.
- Drawer runners: full-extension, under-mount, soft-close, with a stated load rating and cycle expectation. Confirm the rating is for the loaded drawer, not the empty one.
- Hinges: clip-on, adjustable in three axes, damped closing, on a standard mounting plate pattern so a replacement is a swap rather than a re-drill.
- Legs, plinths and bases: specify the fixing method - threaded insert, captive nut or bracket - and require a levelling foot on at least one point per item so an uneven floor does not become a rocking wardrobe.
- Shelf supports: metal, positive-lock, sized to the panel thickness they sit in.
- Glides and casters: non-marking, and specified so they do not shear off under a mop.
The Failure Modes That Justify Every Clause Above
Before the specification is signed off, sanity-check it against what actually fails. Across the guest room programmes passing through our four workshops, the order is remarkably consistent:
- Edge banding lifting on drawer fronts, exposed gables and the lower edges of nightstands, exposing the core to humidity.
- Drawer runners losing soft-close action or failing outright, followed by the drawer bottom separating from the sides.
- Leg and base attachment loosening where a heavy item is dragged rather than lifted by housekeeping.
- Moisture ingress at vanity and minibar surrounds, delaminating a panel at a cut edge.
- Finish abrasion on the most-touched fraction of a top, showing as a wear ring where the lamp and tray sit.
- Hinge creep on wardrobe and overhead doors, which the guest experiences as a door that will not close flush.
Every clause above closes one of those six doors. If a line in your schedule maps to none of them, it is decoration.
