A sofa is the most-touched object in any hospitality or commercial setting, and it is also the piece most often specified on looks alone. For distributors, importers, hotel FF&E teams and interior designers, the gap between a photograph and a five-year service life is entirely a question of construction. This guide walks through what actually sits inside an upholstered sofa — frame, suspension, fill, cover and exit checks — so a specification can be made on measurable criteria rather than styling. Why Construction Decides Contract Performance

Two sofas can share a silhouette, a fabric code and a price band while behaving completely differently after twelve months of daily use. The difference is rarely the cover. It is the frame species and joint, the suspension type, the density and layering of the foam, and whether anyone checked those things before the container closed.

For a distributor, weak construction shows up as returns and credit notes. For a hotel project, it shows up as sagging seat decks, squeaking frames and recovering costs that should have been a decade away. Contract buyers therefore need answers a catalogue cannot give: what wood, what joint, what suspension, what density, how many inspection gates.

The Frame: Species, Moisture and Joinery

Kiln-dried hardwood remains the reference standard for contract frames. Species choice matters less than two things — moisture stability and joint method. A frame that moves with humidity will eventually loosen whatever holds it together, so we dry and acclimatise timber before it reaches the cutting line, and we keep frame stock at the same humidity as the assembly floor.

Joinery separates a frame that lasts from one that loosens:

  • Dowelled and glued corner blocks — the baseline for a framed sofa; corner blocks add rigidity where loads concentrate.
  • Mortise-and-tenon — a stronger, slower joint used at high-stress points such as the seat rail and back post.
  • Screwed and glued corner blocks — a belt-and-braces addition on top of a glued joint, never a substitute for one.

Metal fasteners alone are not a joint. A frame held only by staples and screws will announce itself audibly within a season. Buyers can ask that corner-block and rail construction be shown on the sample, and it is a fair question to ask how moisture is controlled before assembly.

Suspension: Eight-Way Hand-Tied and Its Alternatives

Suspension decides whether a sofa holds its seat deck or develops a valley. Ranked for contract load, the options are:

  • Eight-way hand-tied springs — individual coils lashed in eight directions to a webbing base. The most stable and most repairable option, and the benchmark for heavy daily use.

  • Elastic webbing or rubber strap decks — the lightest option, best reserved for occasional or accent pieces.

For project work the deciding factor is often repairability. A hand-tied system can be re-tensioned and locally repaired; a failing webbing deck usually means rebuilding the seat platform. Cushion Fill, Foam Density and Feel

Cushion behaviour is a density and layering problem. Density describes how much foam mass sits in a given volume, and it is the single best predictor of how long a seat keeps its shape. Two cushions can look identical and differ substantially in density and core build.

Contract seating typically pairs a higher-density foam core with a softer comfort layer and a fibre or feather wrap, which gives surface softness without sacrificing the core. Feather-and-down wraps feel generous but need daily dressing and represent a maintenance commitment; fibre wraps are lower-fuss. Back cushions may use fibre, foam or a blend depending on how much resilience the brief demands.

The practical questions are: what is the core foam density, what wrap is used, and is the cushion reversible? A reversible, zipped cover roughly doubles the usable life of the cover before replacement.
