Every Programme Starts with the Unit Mix, Not the Furniture
The first document to open is the unit schedule, not a catalogue. Studios, one-bedroom and two-bedroom units fail differently. A studio concentrates cooking, sleeping and social use into one volume, so the seating and the dining table take a heavier load per square metre than in a two-bedroom unit where use is distributed.
Build three numbers per unit type before specifying anything:
- Occupancy pattern — average length of stay and expected turnover per year.
- Item count per unit — the multiplication that turns a sample chair into a purchase order.
- Replacement exposure — which items will need replacing mid-cycle based on turnover, not on visual wear.

Intensity does not equal price. A tight frame, a properly cured finish and a sealed edge matter more here than a premium top surface that will be replaced anyway.

- Alkaline and solvent resistance on working surfaces. Table tops, seat bases and armrest cappings should tolerate the products already in the housekeeping store, not a hypothetical ideal product.
- Sealed edges, not only sealed faces. Steam and spray travel into exposed panel edges. Edge banding must be bonded, not merely present.
- Fabrics that can be refreshed in place. Removable covers with laundering instructions are usually more useful than a treated fabric that cannot be cleaned again.
- Metal finishes that do not chalk. Powder coat on frames should be specified against the cleaning regime, not only against the design intent.

The correct requirement depends on the country, the building class and the specific space, and it should always be confirmed against the project's building code and the specifier's fire strategy.
Three practical rules:
- Ask for the documentation before you ask for the price. Material declarations, test references and conformance statements should be listed in the quotation so the approval chain does not stall later.
- Composite items need composite evidence. A foam that passes alone does not make an upholstered chair compliant on its own.
- Standards are described, not invented. A supplier that provides certificate references on request is normal; a supplier that publishes numbers you cannot trace is not.

- Freeze the specification before production release. Post-release changes in a multi-unit programme rarely cost the price of the change; they cost the schedule.

- Installation windows — negotiate corridor and lift access before the goods leave the factory.
- Unit-by-unit handover — complete one floor properly rather than half of three.

There is no universal number, but the practical constraint is installation access rather than production capacity. Buildings with a single service lift normally move 12 to 20 units per working day once furniture is staged on one floor. We advise splitting the programme into phases that match the lift and corridor availability the site can actually offer, so the factory schedule and the building schedule stay aligned instead of one waiting on the other.
Can a programme run one specification across studio, one-bed and two-bed unit types?
A shared specification is realistic for carcass construction, finishes and hardware, which keeps spares simple. What should change is quantity and, in some cases, item depth. Bedroom furniture and wardrobes tend to scale with the unit mix; seating and dining items usually do not. Locking a common finish across all unit types is one of the fastest ways to reduce later replacement cost.
What should be agreed before production starts?
At minimum: approved drawings for every item, confirmed finish samples, packaging and labelling instructions, the delivery-phasing matrix, the spare-part list and the warranty terms.
